General Rules:

• ID tags are required at all times for owners and guests while on the property.   Pedestrians will not be admitted to property without proper ID tags.

• All vehicles entering the property must have the proper sticker or passes.  Passes or stickers must be visible at all times while on the property. 

• Short-term parking is provided for buses, trailers, RV's, boats, etc., in front of Tower II only while the owner or guest is actually staying on the property.  These vehicles must have proper stickers and may be parked in the assigned areas only.  Violator's vehicle subject to be towed.

• On property speed limit is 15 mph.

• Private carts/golf carts, skates, roller blades, road surfers, skateboards, rental scooters and rental motorcycles are not allowed on property.

• To register as a guest you must be 25 years old or older. Anyone under 25 must have in room adult supervision.  (Adult must be staying in unit and available at all times).

• No climbing on or leaning over balconies. Climbing on or leaning over balcony railings will result in eviction.

• Minors are not allowed to consume alcohol anywhere on property (The legal age in Florida is 21).  May result in eviction.

• Feeding Seagulls is prohibited throughout the Resort property.

• Only owners are allowed to have pets. Guests will have to board their pets while staying on property.

• Nudity and indecent exposure, as defined by Florida Statutes, will not be tolerated in any public or common area of the Resort property including any areas which are exposed to public view.  Violators may be prosecuted.

• Only owners are allowed to have pets on Resort property.  Neither rental or owner's guests are allowed to bring pets on property.  Dogs must be on a leash and have license tag visible when outside owner's unit.  Owner must have owner ID tag when "walking their dog" and must "scoop the poop" and place in trash.   Violators will be subject to fines.

• Animals are not allowed on pool decks or on the beach.

• Water balloon sling shots and water balloon throwing is prohibited and will result in eviction of guests/fines for owner.  Throwing any item, including cigars and cigarettes, from balconies and walkways is considered dangerous and will result in eviction of guest and fines for owners.  Laser pointers are prohibited on resort property.

• Fireworks are strictly prohibited on Resort property.

• Do no hang towels or other articles on balcony or walkway railings

• Walkways and stairways are fire exit lanes. No articles shall be left in these areas at anytime.

• The use of charcoal grills and hibachis is prohibited throughout the resort property.   Gas grills are prohibited above the ground floor in buildings of three stories or more where on unit is located above another.  Electric grills may be used throughout the Resort Property.  Guests may be evicted for violations.  Owners will be fined.  This will be enforced in accordance with state and local fire ordinances.

• "Quiet hours" are enforced throughout the Resort between 10:00 PM and 10:00 AM.  All owners and guests shall refrain from any activity that would disturb other residents at any time, especially during these hours.

• Pools are open from 9:00 am to 12:00 midnight - Lagoon Pool hours 7:00 am to midnight.

• Hot tubs may be used at any time.

• Quiet hours will be enforced between 10:00 PM and 10:00 am

• No coolers and radios are allowed on the Lagoon Pool deck.

• Use of pools and hot tubs at Towers II and III is limited to Towers II and III owners and guests respectively except that pools will be open to Tower I owners and guests during the months the pools are heated.

• No floats or air mattress in any pool  when pool is crowded.

• No throwing or hitting balls or any projectile in pools.

• No glass containers allowed on pool decks. No food allowed in pools or hot tubs.

• No diving from or climbing on rocks.

• Children under age 12 must be accompanied by an adult.

• Bicycles, Pets, Skates, Skate Boards, or roller blades are not allowed on pool deck, sidewalks, or cart paths.

• Shoes or sandals required on wooden decks and walkways

• No one allowed to use pools or hot tubs without proper ID tag.  This will be strictly enforced.
